Pricing Strategy

Pricing is the single biggest lever in how fast your home sells and for how much. Here's how I approach it.

  • Start with real comps, not guesses. I pull recent, truly comparable sales in your neighborhood, not just similar square footage, but similar condition, age, and features.
  • Price to the market, not to your number. What you need to walk away with and what the market will pay are two different conversations. I'll be honest with you about both.
  • Avoid the "test it high" trap. Overpricing usually backfires, homes that sit get stigmatized, then sell for less than if they'd been priced right from day one.
  • Watch the first two weeks closely. Showing activity and buyer feedback in the first 14 days tell us almost everything we need to know about whether the price is right.
  • Have a pricing adjustment plan before we list. We'll agree in advance on what triggers a price conversation, so there's no scrambling if the market responds differently than expected.

Staging Guidance

You don't need a full renovation. You need buyers to walk in and immediately picture themselves living there.

  • Depersonalize, don't erase your home's warmth. Remove personal photos and bold collections, but keep it feeling lived-in and cared for.
  • Fix the small stuff first. Squeaky doors, burnt bulbs, chipped paint. Cheap fixes that quietly shape a buyer's first impression.
  • Curb appeal is the real first showing. Many buyers decide how they feel before they're even through the front door.
  • Light and space sell. Open curtains, clear countertops, and thin out furniture so rooms photograph and feel larger.
  • I'll walk your home with you. Before we list, we'll go room by room so you know exactly what's worth doing, and what isn't.
